Spieker Custom Residence • Seabeck, WAPROJECT TYPE: Custom Contemporary CraftsmanSIZE: 3,900 s.f. plus 1,200 s.f. detached 3-car garageCONSTRUCTION TYPE: Wood / Structural SteelDESIGN FEATURES: This stunning waterfront parcel and custom designed home in Kitsap county was specifically programmed as the client’s “final house”. In fact, the client jokingly referred to this as his “mausoleum”! ADM incorporated many comforts related to the later stages in life, including radiant floor heating, an open floor plan for ease of circulation throughout on both floors, a well-planned location for the residential elevator, wider doors and hallways, easily accessible sinks and counters, and conscious lighting for general comforts and additional illumination for task lighting where required (all done in conjunction with a great interior designer, Michele Interiors of Poulsbo). The views of the Hood Canal are amazing from every room on the west façade of the house, and the structure exposes itself to you gradually as you enter the site and come through the forest down the private driveway. ADM and the general contractor, Pristine Homes LLC, worked together to meet the “replacement home” code, allowing us to take down the 1940’s cabin, but complete the new home in the same location related to the waterfront (distance back). These expansive water views wouldn’t have been possible on such a thin & deep lot configuration, without the creative code solutions vs. the current code required setbacks. A true WIN for the clients, due to a great team and collaborative approach!

Sustainability

Sustainable & Green considerations included Concrete floors with radiant heating (both floors), low/no VOC materials and paints, renewable and recycled materials & finishes at interiors, metal roofing for longevity of building life cycle costing, re-adapt and re-use of the original footprint of the 1940's cabin in incorporating "replacement home" guidelines within the code that allowed home site to remain within the grandfathered setback distances where the site had already been disturbed vs. having to clear another new building pad site.
